Tanden Plaza South
Tanden Plaza South
Tanden Plaza South is a one-storey strip of twelve shops at 131 Boston Road (Route 3A) in North Billerica, on the west side of the road between Angie Road and Rangeway Road. Its formal name, from its master deed, is the Tanden Plaza South Condominium; each storefront is a separately owned commercial condominium unit of about 700 to 1,100 square feet. The name comes from the Tanden family of North Billerica, who built it and its smaller twin, Tanden Plaza North, across Angie Road at 113 Boston Road. Town and registry records sometimes spell it "Tandem Plaza South".
The land was part of the old farm on the North Billerica side of town that Nicholas Sprake bought "with a Dwelling house and Barn thereon" in 1724 and that passed through his family to Oliver Farmer in 1787 and 1790 and from Farmer by will in 1839 to his son-in-law Israel A. Colson. Israel deeded the homestead farm to his son George F. Colson in 1884, and after George's death in 1913 his heirs put the farm in trust with Charles H. McIntire of Lowell, who laid it out in 1914 as the house lots of Colson Heights. In 1919 the trustee sold John J. Higgins of Billerica for $400 a two-acre corner "on the westerly side of the Lowell and Boston road", lots in Sections 1 and 10 of Colson Heights, its "most southerly corner being at the end of the stone wall at the junction of the road leading to the Manning Manse", the old name for Rangeway Road, which led to the Manning Manse. By 1937 there were buildings on the lot, and it stayed in private hands as a house lot until the 1980s, by which time this stretch of Boston Road was zoned for business.
In September 1983 the owner had Fleming, Bienvenu & Associates draw a "Plan of Business Zoned Land" dividing the corner into Lot 1 (51,830 square feet, Rangeway Road to Angie Road) and Lot 2 (Angie Road to Forest Park Avenue). In February 1984 a member of the Tanden family bought the two acres for $75,000 and deeded them to the family's Bosmer Limited Partnership, and the plaza went up on Lot 1 that spring and summer: the architect's floor plan of the twelve units was "measured 7/23/84" and the as-built site plan is dated August 15, 1984, so the building dates from 1984 rather than the 1985 often given. On January 18, 1985 Bosmer recorded the master deed creating "the Tanden Plaza South Condominium", one building of twelve units, and in April 1985 it sold the whole plaza for $842,000 to a second family partnership, Sharritiano Limited Partnership, which sold the units one by one in 1986 and 1987. The same family built the strip at 258 Salem Road in 1985. When their companies failed in the early 1990s the Town took several units for unpaid 1988 to 1990 taxes, and BayBank and other lenders foreclosed on the units the partners still held in 1992 and 1993.
Since then the units have belonged to a changing mix of small owners and the businesses themselves. In June 1993 BayBank sold Units 1 and 5 to Greenwood Trust I for the owners of Lucky's II House of Pizza, which moved here from Tanden Plaza North with a special permit granted that July; the pizza shop in Unit 1 has continued under later operators as Expresso Pizza. Brite-Kleen Cleaners bought Unit 5 in 1997 and stayed as the tenant after selling it in 2002. Elite Wireless owned Unit 8 from 2003 until it dissolved and sold the unit in 2015; the unit later housed Talk of the Town Hair Salon and was bought by OS-NI25, LLC in 2025. Slahens Realty LLC bought Units 11 and 12 in 2023 for BB Hair Salon & Supply, and in 2024 Unit 7, the home of the pet groomer You Dirty Dog, passed to 131 Boston Road Billerica, LLC.
Early tenants included the video store [[Video King, Ltd.]] (1985 to about 1991) and the pager shop Jeepers Beepers (1998 to about 2005). Unit 4 has been the plaza's restaurant space, home to Nick's Cucina Italiana (2004 to 2005), the Japanese Green Leaf Restaurant (2006 to 2008) and the Chinese take-out Golden Jade (2009 to 2024). The town's personal property tax books, which list businesses from 2003, add Solari Printing (2003 to 2011), the dance studio Gotta Dance (2003 to 2010), Rolf's Doggie Washateria (2003 to 2007), Mr. Tux and Priscille's Stencils (2003 to 2005), Chiropractic Lifestyles (2003 to 2004), Home-Cookin Cafe (2003), Sports Wash (2005 to 2014), Batian Peak Coffee (2008 to 2012), Growing Minds Preschool (2011 to 2018), Razzy's Baking and Catering (2016 to 2019) and Icon Jiu-Jitsu Team (2019 to 2022). Recent tenants include Haircuts Inclusive, Logowear Plus, Connection Nail Design and Blackbird Tattoo, and the Curtain Store of Billerica was here for a time.
